Good afternoon, it’s Sarah Ward here with your weekly Balgownie update. You’ll have to excuse my sore throat but the voice is a little bit raspy today. Luckily I’m here at Hone Cafe, the brand new cafe in Balgownie. The guys here have really looked after me today, they’ve made me a honey and lemon tea, a beautiful nutritious lunch. This weekend, it would really be great for you to try their new menu and to say hello to Romeo, who is the new owner of the cafe.
Now as for what’s happening in Balgownie, there has been two new properties come on to the market. The first one is 32 Arvenis Crescent, now that’s a 4-bedroom home with a price guide of $1,080,000-$1,150,000.
The second one is 8A Kembla Street, another 4-bedroom home but on a smaller scale, that one is $880,000-$930,000.
I have seen a couple of prices come on, with properties that have been on the market for a few weeks, so the agents, they must be getting a bit of a feel for what’s happening with the guide. 35 Peace Crescent now has a guide of $1,650,000 and 43 Duncan Street has a guide of $790,000 – $840,000.
There has only been one property sold in Balgownie this week, that was a 3-bedroom townhouse at 2/35 Russell Street and has now sold for $620,000.
