Balgownie Market Update 5 April 2019


Hi guys, it’s Sarah Ward here with your weekly Balgownie Update. I’m coming to you today from Xavier’s Cafe, down in Fairy Meadow situated about next door to my office. It’s a great little spot to sit and have a coffee. I like to sit here, they’ve got a new front bench that looks out the window and I can sit and get some calls done, while still seeing people coming in and out and feeling like I’m part of the local community.

As what’s happening in Balgownie, there has been, finally, a couple of sales take place this week. So, 1 Gownie Place has now sold, that was a 3-bedroom home and it has sold for $822,000. The other sale that I’ve seen come through is 76 Duncan Street and it has now sold for $670,000.

There are a couple of new properties on the market this week, one of them is mine. I have a new listing at 26 Frost Parade in Balgownie. Now that’s a great little starter home. It is on the market for $645,000-$695,000. I love to see you there. It’s perfect for the first time buyer, or the investor who might be looking to lease something out and then possible develop in the future. The other new one on the market this week is 21 Kembla Street. It is an auction property, nice and close to the village. So it will be interesting to see how that one goes.

I have seen a few price changes coming through in Balgownie as we assess the market and as we all know the market is changing. We do need to look at pricing, listen to the buyers, and sometimes we do need to adjust to meet the market on where they see value in their homes.

So the couple of adjustments that I’ve seen come through this week, 38 Lang Street, that was sitting at $929,000 and is now sitting at $898,000. The other one which is only just been on the market for a short period of time is 8A Kembla Street. It was on the market for a price guide range of $880,000-$930,000. It is now on the market for a price at $880,000.

So, look there is a few things happening out there in Balgownie, we have got… in office at the moment, I have exchanged a rural property in Dombarton at $1.265M that has exchanged on Monday. And also Joanne has had an exchange of contracts in Tarrawanna. We also have offers on a couple of our properties in Balgownie and Kanahooka, so it’s great to see activity out there having some really good open homes. There are buyers out there, so don’t panic. It is like I’ve said before, it’s not all doom and gloom. Our board in our office will show you that there is still a lot going on out there in real estate land.
